e-mortgageinfo.com is pleased to announce that we are one of the few lenders offering 80 10 10 financing to a sales price of $1,088,000.  This loan combination allows a qualified borrower the option to purchase a property in Northern Virginia, DC, and parts of Maryland putting only 10% down.

Simply put, a borrower needs a much smaller down payment.  We require a middle credit score of 740,  your total debt ratio cannot exceed 42% and there is a requirement for six months of reserves, six  of which are cash or cash equivelent.

Using a second trust will allow a borrower to keep the first trust of a million dollar property as a conforming high balance loan and avoid having to use a nonconforming loan with a higher interest rate.  The combination of the lower rate on the first trust coupled with either a HELOC or closed end second can save hundreds of dollars over using a nonconforming loan.

 

Our 80 10 10 loan first trust loan programs are available as 30, 25, 20, 15 and 10 year Fixed Rate mortgages.  We also offer 3/1, 5/1, 7/1 and 10/1 Arms.

Our second trust loan programs are available with a 15 year amortization, a 30 year amortization with a 15 year ballon, or as a HELOC that is due in 120 months.
